Terms & Conditions
Last updated: 14 October 2026
These terms apply when you use ochrecoast.com or hire Ochre Coast Property ("we", "us") for renovation coordination or property preparation.
1. What we do
We coordinate work on your property. We find and organise independent local contractors, check progress and quality on site, and keep you updated. We are a coordination service. We do not carry out building work ourselves.
2. Consultations and quotes
- The first consultation is free and does not commit you to anything.
- After visiting the property we send a written quote for our fee and the scope of work. Contractor costs are quoted separately.
- Quotes are valid for 30 days unless they say otherwise.
3. Our fee and payment
- Our fee is agreed in writing before work starts.
- Unless agreed otherwise, 50% of our fee is paid before work starts and 50% when the work is complete.
- You pay contractors directly under your own agreement with them. We never hold your money for contractor payments.
4. Contractors
Contractors are independent businesses. They are responsible for their own work, materials, licences, insurance and any guarantees they give. We choose contractors carefully and check their work, but we are not responsible for a contractor's workmanship or for delays caused by them.
5. Your responsibilities
- Give us accurate information about the property and the work you want.
- Arrange access to the property (for example, keys) when needed.
- Make sure you have any licences or permissions the work requires. We can help you arrange them.
6. Changes and cancellation
- Changes to the scope of work may change the fee. We will agree any change with you in writing first.
- You can cancel at any time by email. You pay for coordination work already done and any costs already committed.
- If you are a consumer and the agreement is made at a distance (for example, by email), you may cancel within 14 days without giving a reason. If you ask us to start work within those 14 days, you will pay for work done up to the date you cancel.
7. Liability
We will carry out our services with reasonable care and skill. Our total liability for any claim is limited to the fee you paid us for the job concerned, except where the law does not allow this limit (for example, for death or personal injury caused by negligence, or fraud). Nothing in these terms affects your statutory rights as a consumer.
8. Complaints
If something isn't right, email hello@ochrecoast.com and we will try to fix it quickly.
You can also use the official complaints book (Livro de Reclamações). For consumer disputes, you can contact the Algarve consumer arbitration centre, CIMAAL (www.consumoalgarve.pt).
9. Law
These terms are governed by Portuguese law. Disputes go to the Portuguese courts, without affecting any rights you have as a consumer in your country of residence.
10. Website
The content of this website is for general information. We may update the website and these terms at any time. The date at the top shows when these terms last changed.
